Whether you're saving up to buy a house in the future or you're just exhausted by the prospect of moving every year, it's important to find a rental that you won't grow tired of quickly. Follow these tips to find one that will last longer than a single lease.

If you're moving into an apartment complex or building, look up reviews online from previous tenants. Take note of what they liked and disliked about living on the property, paying attention to a pattern of dissatisfaction. When multiple tenants complain about the same thing (poor maintenance staff, unsafe living conditions) it's unlikely your experience will be different.
Renting a home? Ask the current tenants how they like living there and why they are moving.
Take a tour
Before choosing a rental, taking a tour of the property is a must. This is a great time to get a feel for your potential future landlord and the living space. Take note of:
- The general upkeep - Is it clean? Are there any major repairs required? Are lawns and other areas free of debris? Are the appliances in good working order?
- Safety concerns - Are there smoke and carbon monoxide detectors in the rental? Did you feel safe driving into and walking in the neighbourhood? Are there bars on the windows or an excessive amount of locks on the doors?
- Other residents - Is the area quiet? Do the tenants seem friendly and respectful? Do they enjoy living there?
- Your landlord - Does he or she appear to be professional? Can the landlord knowledgeably answer your questions?
TIP: In addition to your tour during the day, you should also return to the rental in the evening to get a feel for the area at night, paying attention to potential safety concerns.
Don't compromise too much
It's hard to find the perfect rental and you may have to compromise to find a place to live in for a few years, but don't compromise too much. For example, if not having a dishwasher is a deal breaker for you, keep hunting for a rental that has one. Chances are over time you will begin to resent the rental you chose for lacking the amenities you wanted in the first place. Some things to take into consideration include:
- Location - Is the commute to your school or workplace feasible?
- Size - Is the space big enough for your belongings with room to grow?
- Maintenance - Does the landlord or maintenance crew take care of all necessary repairs for you? Do they handle appliance and home repair services? Can you paint the walls or install shelving?
- Utilites - What utilities (if any) are part of your monthly fees?
- Amenities - Are you looking for an apartment with laundry in the unit? Storage? A tennis court? A swimming pool?
- Parking - Is parking free? Can guests park in the lot without being towed? Are garages available? Does street parking require a permit?
- The lease - Is the lease in place for an agreeable amount of time? Can you abide by all its terms and conditions?
Give yourself room to grow
Don't choose a rental that will just fit all your belongings-- give yourself a little wiggle room to grow. It's amazing how much stuff you can amass over the years, and you will want to take this into account when deciding how many bedrooms and how much storage space you want in a rental home or apartment.
