Ignore square footage

Looking at the square footage of a home is a good starting point, but shouldn't be your only factor. Take into account the amount of closets, pantries, counters, and cabinets when comparing homes. Also keep in mind that a larger house with more low-cost finishes may actually be cheaper than a smaller one with amenities like marble counter tops.

Focus on the floor plan

Changing a home's floor plan can get incredibly costly, so it's important to pick a home with a layout that works for you. Do you want an open kitchen? A single level home with a basement? A master bedroom with an attached bathroom? Keep all this in mind when picking a home.

Think of the future

Are you and your partner considering children? Do you plan on purchasing a dog that needs room to run? In addition to purchasing a home that fits your needs right now, you also want to think about the bigger picture. Remember, more children means more bedrooms and more necessary storage.

Don't go too big

Sure you want room to grow in your new home, but getting a house that's too big is a waste of both time and money. Think of all the extra cleaning and yard work alone that will go into a larger home, not to mention heating and other energy costs. Instead, choose a home where all the rooms are practical spaces that you plan to use.

Go with your gut

Most importantly, pick a home that speaks to you. Can't find one you see yourself living in? Take a break for a few months before checking out the market again.
