When you sign a lease for an apartment, it guarantees you will live there for a certain amount of time and pay rent. But sometimes, things come up that mean you have to cut your stay short. In this case, you're still responsible for the rent, even if you don't actually live there. This is a huge burden not only on you, but on any roommates who will have to pick up the slack on utilities. Whether you're leaving for a few months and then coming back, or you're saying goodbye permanently, the best thing you can do financially is find someone to sublet. Check with your landlord first to make sure that it is okay to transfer your lease--it may be a violation to let someone new move in. Then find someone great to take over for you while you're gone, your landlord and roommate will appreciate it.

Find a person you have some connection to.

This doesn't mean it has to be one of your close friends or even someone you actually know, but picking someone you have a connection to, no matter how distant, is better than picking someone you've never met off of the internet. Your girlfriend's co-worker's little brother's best friend is a close enough connection that you could have someone vouch for him and you'll have a way to get in touch if necessary.

Pick someone who is respectful and clean.

Especially if you'll be returning to your residence at some point, you want to come back to all of the stuff you left behind in tact. Someone disrespectful and messy will likely have no regard for your belongings. If you are leaving your roommate, you don't want to set him or her up with someone who is going to destroy the apartment. 

Choose a friendly person.

Being friendly is an important quality to have in any situation, but it is especially important when subletting. It will be easier for your roommates and the new tenant to adapt to each other and your landlord and neighbors will appreciate having someone who is approachable and easy to communicate with. It will also be less awkward for you to contact him or her with any questions or concerns you may have.

Pick someone with steady employment.

Just like a landlord will check your credit and employment history before leasing to you, the same should apply to the tenant subletting. Even if the person seems really nice, clean and respectful, he or she still needs to be able to afford your apartment. If you find out right away that it's going to be too expensive, you'll still have plenty of time to find someone else.

Select someone serious about taking on the lease.

Once you have narrowed down your choices and you've picked someone great, plan exactly when he or she is going to sign the lease. If her or she starts to get shifty about it and keeps putting it off, it may be time to cut your losses and find a replacement. Don't wait until the last minute and then get stuck paying for a place where you aren't even living.
