Planning to place your home on the market this fall? While spring is the peak of home-buying season, fall certainly has its perks, too! Check out the following tips to get your house sold quickly and easily!

Make the yard neat and tidy

Autumn's trademark is beautifully coloured leaves in shades of gold and scarlet. However, as the leaves begin to fall and accumulate in your yard, it can become unattractive and unkempt. To properly stage your home and make it appealing to potential buyers, make sure to neatly rake all fallen leaves, twigs and debris and remove them from your property. Also, remember to clean your gutters and remove any dead flowers and plants. Keep your grass neatly trimmed and shrubbery carefully pruned as well.

Keep decor tasteful and simple
Fall is full of fun, festive holidays, such as Halloween and Thanksgiving. However, keep your celebratory decor simple so it doesn't detract from your home. Avoid tacky life-sized skeletons, tombstones, turkeys, and other other garish displays. Stick to neutral, understated fall-centric decor, such as a leafy autumn wreath on the door, potted chrysanthemums, or a festive centerpiece made from gourds and fall flowers on your dining table.

Check and clean your heating systems
Since fall ushers in the cooler weather, you want to make sure your heating system works properly before putting your home on the market. Have an HVAC professional check your system to make there are no problems and everything works efficiently.  Change your furnace filters and thoroughly clean your vents so your home smells clean and fresh once you begin using your heat.

Prepare fall-themed snacks and treats
Offering open house visitors delicious seasonal snacks is always a great way to enhance their experience. Bake pumpkin cupcakes or muffins, make hot apple cider, or make homemade caramel apples. Your treats’ classic autumn aromas will also fill your home and make for a festive atmosphere.

Keep it warm and cozy
While fall weather isn't exactly frigid, it is brisk and crisp. Keep your home inviting to potential buyers by making sure it is warm and cozy. If you have a fireplace, make sure it is thoroughly cleaned out and have a log burning when someone views the home. To really amp up the fall atmosphere, burn a cinnamon, apple, or pumpkin scented candle. Make sure your home is properly lit--daylight begins waning earlier in the fall, and a dark, shadowy home feels dreary and unpleasant.
